Scan the room.
Price the job.

HomeScanPlan turns a 60-second LiDAR scan into tape-measure-accurate dimensions, a numbered 2D blueprint, and a materials shopping list with real costs — before you leave the room.

Requires an iPhone Pro with LiDAR (iPhone 12 Pro or newer) · iOS 18.6+

14′ 2″ 11′ 8″ W1 Win1 D1 MATERIALS ESTIMATE Paint · 2 coats 3 gal Flooring + 10% waste 182 ft² Wall area, net of openings

How it works

From walkthrough to shopping list in four steps

1

Scan

Walk the room with your iPhone Pro. LiDAR captures walls, doors, windows, and openings in about a minute.

2

Measure

Every wall and opening is numbered on an interactive blueprint — W1, D1, Win1 — with feet-and-inches dimensions you can verify against a tape.

3

Estimate

Paint, flooring & trim, construction, electrical, plumbing — quantities computed from real geometry, with your own unit costs.

4

Share

Export a bill of materials as a polished PDF or CSV, plus the 3D model (USDZ) for anyone who wants the raw scan.

Features

An estimating tool that shows its work

Numbered, tappable blueprint

A true 2D floor plan projected from the scan. Tap any wall, door, or window to see its dimensions and highlight it in the 3D model.

Math you can audit

Every line item opens to reveal its formula. Net wall area subtracts doors and windows. No black-box numbers.

Bill of materials

Quantities merged across scans into one shopping list, grouped by category, with subtotals and a project total. Export CSV or a client-ready PDF.

Your prices, snapshotted

Unit costs are fully editable and frozen onto saved estimates — updating a price later never silently rewrites an old quote.

Projects, rooms, scans

Organize work the way jobs actually run: a project holds rooms, rooms hold scans, and totals roll up at every level.

Private by architecture

No account, no analytics, no third-party SDKs. Scans live on your iPhone and leave only when you tap Share. Read the policy.

For remodelers & contractors

Walk the job once. Leave with the takeoff.

You know the drill: measure, sketch, drive back to the office, and re-type everything into a spreadsheet. HomeScanPlan collapses that into the walkthrough itself.

  • Site visits that pay for themselves.

Measured floor plan, wall areas net of openings, and material quantities before you're back in the truck.

  • Hand the client something professional.

A clean, printable PDF bill of materials with category subtotals — not a photo of graph paper.

  • Numbers you can defend.

Dimensions verifiable against a tape on the spot, formulas visible on every line item, and prices that stay frozen on saved quotes.

Materials only, by design — your labor pricing stays yours.

On the roadmap

Built to grow with your business

Version 1.0 is a focused, fully offline measuring and estimating tool. Coming next:

  • Client-ready project proposals with blueprints and 3D renders
  • Colors and finishes applied to a 3D model of the client's actual room
  • Before / after visualization to close the sale
  • Cloud sync and shareable project links for your whole crew

FAQ

Common questions

Scanning uses Apple's RoomPlan framework, which requires a LiDAR Scanner — that means an iPhone Pro model (iPhone 12 Pro or newer) running iOS 18.6 or later. Non-Pro iPhones don't have LiDAR; the app will tell you rather than fail mid-scan.

We verify accuracy room-by-room against a tape measure. Typical wall lengths come in within about 1 inch or 1%, whichever is larger. Every scanned object shows its dimensions so you can spot-check the measurements that matter before ordering.

No — and that's deliberate. Labor rates vary too much by region and trade for automated numbers to be trustworthy. HomeScanPlan gives you exact material quantities and costs; you price the labor you know.

Entirely on your iPhone. There's no account, no login, and no analytics. Files leave your device only when you use the share sheet yourself. See the privacy policy for the full picture.

Yes. Every scan exports a USDZ 3D model plus the underlying RoomPlan JSON, and every bill of materials exports as CSV or PDF. Your data is never locked in.
